Real Estate Classes

In this blog, I will post various Real Estate classes that can be taken at Georgia State University.  Each class is beneficial in some way or another.  The topics are interesting and a great deal of knowledge can be obtained from taking these courses.  I will list three classes below along with the course description provided by Georgia State University.  


Real Estate Principles
It introduces the student to the nature of real estate and the principles of real estate analysis and utilization. Subjects include the real estate commodity and real property; the legal instruments involved in real property transactions; market analysis and the determinants of real estate values; the appraisal process and valuation techniques; investment and financial analysis; public aspects of real estate planning and land utilization; and technological impacts such as the Internet. 


Real Estate Finance and Mortgage Banking
Principles and methods of financing real estate, sources of funds, types and contents of financing instruments, and the role of various financing institutions, both private and governmental, are covered in this course. The latest elec- tronic technology is incorporated wherever possible. 


Investment Property Analysis and Appraisal
In this course students apply investment principles and analytical techniques to decisions about real property. Emphasis is on the estimation of revenues, expenses, and risk/return relationships in investment valuation of real property, including yield rates and capitalization rates used in valuation as well as discounted cash flows. The effects of financing, income taxes, and entity selection upon investment performance are also considered. Students practice investment analysis using electronic technology.

Investing in Real Estate

In today's economy, numerous people are holding back on making investments.  I really cannot blame those people at all.  With uncertainty in the stock market and low returns, it is reasonable to hold back on financing an investment.  A couple years back the real estate market crumbled publicly.  It is fair to say that many people are hesitant to invest in real estate because of the market.  While I understand where the skepticism comes from, I do not buy into it.

In my opinion, making an investment in real estate at this point in time is a wise decision.  The prices of properties are low and below their true value.  I know that a popular concern is not making a profit on the property purchased.  That concern is very understandable, but in this economic time, real estate investments will require patience.  There was a time before the market crashed where a person could easily "flip" their property to make a quick profit.  As of now, that is still a possibility but with the current market, real estate is an investment best suited as a long term investment.  One thing I will say about our economy, it is unpredictable.  Today it can pick up and tomorrow it will plummet.  With that being said, real estate is consistent.  There will always be a demand for it and an opportunity for a profit to be made.  I do not think that there is another low risk and high reward investment available.  The market will eventually pick up, and when it does, it would behoove investors to have their money invested in real estate.

Intro to Real Estate

About five years ago, real estate became an integral part of my life.  I gained first hand experience by actually observing and working with real estate properties.  By continuing to gain knowledge and experience, I knew that this is something I could make a career out of.  I would like to continue working in Chicago, partly because of the familiarity.  The size and importance of the city keeps the real estate market relevant.  There are numerous divisions of real estate.  It is a lot more detailed than the basic buying and selling of property.  Real estate keeps my interest because I continuously find new ways to integrate into the field.  Real estate will never become old.  Real estate affects almost every single human being on this planet.  With that being said, I feel everyone can find a personal interest in real estate.


With real estate becoming widely accepted and an enjoyable topic, there are thousands of books and television shows pertaining to it.  The most popular real estate television segment is HGTV.  People who never thought of real estate as more than just their personal home will enjoy this television channel.  It simplifies the real estate process into entertainment.  Along with the entertainment value, HGTV brings basic knowledge to the viewers.  I enjoy watching the various shows because it allows me to see real estate operations from all over the world.  It is not limited to large cities or one specific country.  From watching these shows, I know what cities and countries I would like to invest my time and effort.


The opportunities are really endless and I will continue to post on different areas that I find interesting.
